Getting ready: Any repairs, decluttering, and deep cleaning are completed. Staging and photography are ordered. If you live in a townhome, resale docs are ordered. 

Almost there: For sale sign and lockbox are placed and advertising begins. Open house is scheduled and home is in "Coming Soon" status online.
